This Monmouth County, New Jersey home had an existing wood deck with a screen room on a deck. For combined reasons of aesthetics, usability, durability and longevity the client wanted to redo both. The project was to rebuild the screen room with additional framing, insulation, porcelain floor tile from Best Tile in Keyport, detailed trim, plus energy-efficient windows and doors. The deck was to be replaced with bluestone slabs set in concrete, a stone retaining wall capped with bluestone and lighting plus a custom wood-burning stone fireplace.
The goal was to provide a very high quality result befitting of the home and neighborhood. The client wanted a full service contractor that could design and develop the exterior remodel and depict the result with visual aids before the project started.
The homeowners desired privacy from the side neighbors, but an open view to their yard. They also complained about the noise from the air conditioner units by the deck. We dealt with the wood deck under the screen as a rebuild because, while they were not happy with what was there, they wanted to utilize as much as possible to be “green”.
The project was designed around the home and existing structures. Three pier footings were added with a girder and the floor joists were doubled up under the screen room. The fireplace was built to be a focal point, but also a privacy wall to the side. The height of the retaining wall was varied to create sitting areas and to block the sight and noise of the AC units. Tempered glass custom flexiframes were mulled under the casement windows to the floor to offer the best views of the yard.
Products used included Andersen 400 series windows and a French hinged patio door. The retaining walls are from Anchor Concrete blocks. The fireplace exterior was covered with Cultured Stone. The porch trim and ceiling beadboard are composite material from Azek.
The final results have become the homeowners’ favorite parts of their home. They commented that their expectations were exceeded. The happy clients also had their front porch rebuilt and subsequently had their kitchen remodeled, too!
