Whole Home Renovation in Nutley, NJ

The Design Build Planners created designs for the this whole home renovation in Essex County, NJ. Timeless Remodeling be managing and building the project. Below is the scope of the work.

First Floor

Mud Room

  • No mud room addition or partitioned area for mud room


  • Redesign kitchen as needed for new powder room
  • Install new owner-supplied base, wall and upper cabinets per plan. Existing island to remain
  • Move range (gas line) a few feet as needed for new plan
  • Install farm style sink under window
  • Shift refrigerator location
  • Remove approx. 20” of space from the dining room to add to the kitchen with new partition wall, closing doorway
  • Add owner-supplied bench storage unit, tall storage, and coffee station in added space
  • New owner supplied appliance package—30” range, stainless hood, dishwasher, microwave location TBD, 36” counter depth refrigerator
  • Existing hard wood floor to be re-used
  • Existing island to be reused
  • Crown molding through kitchen and family room, patch and match molding as needed.
  • New door trim to match existing (wide with backband)
  • Approx 45 sq ft of backsplash
  • No change to existing patio door
  • Patch drywall as needed, new drywall for mud room partitions, all new drywall ceiling in kitchen, mud room, and family room (new 2nd floor system)
  • New drywall in dining room side
  • New base molding on dining room wall to match as close as possible
  • Add outlet and jack over fireplace in living room.
  • Mount owner supplied TV and bracket

Powder Room

  • Frame with partition walls to create powder room adjacent to the basement stairs
  • Close in closet door and remove closet
  • Outswing hinged door with trim to match existing as close as possible
  • Base trim to match existing first floor as close as possible
  • Install new owner-supplied toilet and sink
  • Install owner-supplied tile floor


  • Reinstall existing mini-split wall HVAC units in new locations
  • Install new electrical in kitchen, powder room and dining room to plan
  • No lights for exterior
  • Include new outlet and cable hook up over fireplace in living room
  • Vent exhaust from powder room to side wall
  • Heating for powder room TBD


  • Demo ceiling as needed for new plumbing/electric
  • Patch ceiling as needed after demo
  • Provide dust protection as needed

Second Floor

Hall/Existing Bedrooms

  • Remove hall closet and rear bedroom closet to create hall to new master suite
  • No changed to closets in other existing bedrooms
  • No change to walls of existing bedrooms
  • Enlarge rear bedroom side window with new header for egress
  • Close in rear bathroom and bedroom windows for new master suite
  • Patch wood floor in new hall as needed
  • Patch drywall in new hall as needed
  • New base molding, window and door casing as needed to match existing
  • New smoke and CO2 detectors (hardwired) as required by code

Master Suite

  • Add new rear master suite add a level over existing space approx. 26’ wide by 14’6” deep outside measurements
  • Assume standard materials for floor, ceiling, roof, exterior and partition wall framing. Plywood sheathing. Exterior walls to be 2×6
  • Roof system installed on top of existing system with doorway from existing attic into new unfinished, space
  • Install 8 sheets of plywood decking in new attic space
  • Insulation in ceiling and exterior walls to code
  • New drywall
  • All new base molding and window/door trim to match existing (wide with backband)
  • New hardwood flooring (raw) and finished on site for bedroom and closet
  • New doors to match existing (2 panel solid wood) as close as possible
  • New bath space
    • Cement board
  • Install 42” single vanity
  • Install 3.5’ x 5.5’” shower with no seat
  • Install toilet
  • 40 sq feet of floor tile
  • 20 sq ft of shower floor tile
  • 135 sq ft of wall tile in shower and exterior of shower ½ wall
  • Closet with pole and shelf (20’)


  • Heating TBD, but budgeted as hot water radiators from existing boiler
  • Add 1 new wall unit and 2 ceiling vents with new split mini system
  • Vent exhaust in bathroom
  • Electrical per plan


  • New siding to match existing as close as possible
  • New roofing to match existing as close as possible (dimensional)
  • Cut back gable soffit as needed for new space
  • 5 Anderson 400 series windows in new space
  • Patch closed in areas with new and reused siding

The homeowners drew their inspiration from home remodeling projects featured on Houzz.com. The design options are a result of homeowners online research combined with an in-home consultation with Design Build Planners. There is also a proprietary profile checklist that homeowners fill out that depicts their lifestyle and room use. After compiling this information, Design Build Planners incorporates their construction knowledge and design creativity for the space with a focus on the budget and overall investment.
