Have you ever thought that you wanted to change everything about your house? You love the space, but you just want to see your vision and dreams come to life? This situation describes a couple in West Orange who hired Design Build Planners to remodeling designs that completely overhauled their home. To the right is a dollhouse overview of the project.

Major changes were planned for the following:

• Master Bath

First, the master bathroom was converted using added space from a previous closet. The existing garage was turned into a family room. Next, the master closet added drywall, finish, paint, insulation, four recessed lights, carpeting, and a wood subfloor. The kitchen included a wall removal and tiling. Furthermore, a one tiered island with seating for four, and a cooktop + oven/convection microwave combo was added. Since the previous garage was turned into the family room, a new 22′ x 22′ garage with two overhead doors was built. Finally, the new entry included new steps and railings.

Master and Hall Bathroom

• Remodel master taking space from existing closet
• Total Select Makeover for hall bathroom

Master Suite

• Demo existing bath and remodel with fixtures in the same location
• Floating double vanity with undermount sinks
• Eliminate jetted tub and deck and replace with a claw foot soaking tub
• Block format tile in shower to the ceiling (and on ceiling)
• Tile on shower floor
• Tile on bath floor
• Tile around rear area (1/2 wall on rear)
• Tile base in bath perimeter
• Enlarge opening to the remaining existing closet area
• Frame the closet wall to straighten it
• Shelf and pole per plan
• Close in around vent pipe

Garage Conversion

• Convert garage to family room with a framed door
• Partition wall to existing garage doors and electrical panel
• Remove existing column and header and create a flush beam header
• Enlarge opening from new family room to kitchen hall
• Carpet in family room
• Lighting per plan

Kitchen

• Remove the wall to the existing family room and enlarge the kitchen
• Add one-tiered island with seating for 4
• Prep sink in island
• Bookshelf in island (closed)
• Change patio door to double window
• Double sink and double dishwashers at the new window
• Redesign the fireplace per plan
• Enlarge opening to the living room
• Cooktop and oven/convection microwave combination
• Hooded vent to the exterior (cabinet style)
• Cabinets with crown trim
• Alter wet bar area to a closed pantry with shelves
• Tile in kitchen and adjacent hall/closet
• Subway tile backsplash
• Lighting per plan

Entry

• New railing and steps as drawn
• New wood flooring (opposite direction to living room and dining room)

Garage 

• New garage set back from the front of the home
• 2 garage doors with openers (8′ wide) (front facing)
• Extend driveway as needed
• Relocate AC compressors
• New siding painted to match existing as close as possible
• Trim to match existing as close as possible

The homeowners drew their inspiration from various remodeling projects featured on Houzz.com. The design options are a result of homeowners online research combined with an in-home consultation with Design Build Planners. There is also a proprietary profile checklist that homeowners fill out that depicts their lifestyle and room usage. After compiling this information, Design Build Planners incorporates their construction knowledge and design creativity for the space with a focus on the budget and overall investment.
