The Design Build Planners created designs for the this in law suite in South Amboy. Timeless Remodeling be managed and built the project. Below is the scope of the work.
Plan 4 ~ Revision (after bath selections)
- Build partition wall to create a dual access entry area (under stairs closet remains) per plan
- Remove the ceiling drywall in the bedroom suite space
- Create 3 fixture bathroom
- Break floor for shower drain
- In-line ejector for sink
- Sani-flo (or similar) toilet system to drain the shower and toilet
- Large level-entry shower, niche, and shower tower
- Accessible sink
- Tall storage linen cabinet
- Engineered floor to match existing
- Tile shower to the ceiling
- Tile non-wet walls to 4’
- Grab bars at toilet, shower
- Duct exhaust to the exterior
- Extend soffit drop over bathroom sink and to the end of the utility room
- Relocate the utility door to the side wall (louvered door)
- No closet next to utility door as in previous designs (no need to extend return vent)
- Extend soffit drop to the end of the utility room
- Add kitchenette along utility room wall
- Under counter refrigerator/freezer
- Sink with in line ejector
- Solid surface countertop and tile backsplash
- 2 burner induction cooktop
- Micro over burner
- Cabinets to the ceiling
- Add 30” (approximate) knee wall partition to separate the sleeping area (coordinate the top ledge with kitchenette countertop material)
- Install 360° swivel TV mount and TV
- 4’ closet in sleeping area
- Remove floating floor as needed, patch and weave new flooring as needed. Owner to supply flooring
- New base molding and door trim as needed to match existing
- Electric per plan
- Add 2 8’ electric baseboard in main area and 1 3’ in bathroom
The homeowners drew their inspiration from home remodeling projects featured on Houzz.com. The design options are a result of homeowners online research combined with an in-home consultation with Design Build Planners. There is also a proprietary profile checklist that homeowners fill out that depicts their lifestyle and room use. After compiling this information, Design Build Planners incorporates their construction knowledge and design creativity for the space with a focus on the budget and overall investment.
