This design and build kitchen remodel project is located in Watchung, New Jersey. These homeowners had a great home and property but their kitchen was small and closed in. They hired the Design Build Planners to create an “open floor plan”.
The existing kitchen space was an overall 12′ x 13′ However, 56 SF of the space was the walkway access from the daily used side entry door and the dining room which left only a 10′ x 10′ space for an actual kitchen. Three structural designs were put into place to enlarge the kitchen without an addition.
First, the kitchen walls to the dining and living rooms were to be removed. The wall from the dining room to living room was to be eliminated also. Doing so allowed the counter to extend slightly into the dining room. This also allowed the new island and seating area to extend approximately 6′ into the oversized front living room.
Second, the side kitchen wall was removed to allow the kitchen to extend 3′ into the garage space over a never-used staircase to the basement. Third, the rear kitchen windows were removed and replaced with a 9′ three-panel Pella patio door with blinds to match the dining room door.
The existing raised deck was extended and the stairs were re-positioned. This changes the traffic flow through the kitchen as well as improving the view to their gorgeous yard. All told, the new, usable kitchen space would become approximately 2.5 times larger than the old kitchen.
The new kitchen features an L-shaped island equipped for function and dining. The island contains the sink, dishwasher, two ovens, and a wine rack plus seats four comfortably. There is a desk and storage area on the front corner wall of the living room design in an alternate stain finish to loo like furniture. There is also a beverage center facing the dining room. The back splash tile is a glass and metal pattern. The kitchen floor tile creates a highlight and offers low maintenance for the traffic to three doors while transitioning nicely to the existing hardwood floors.
The homeowners style preferences were for a contemporary look and finish. They drew their inspiration from remodeling projects featured on Houzz.com. The design options are a result of homeowners online research combined with an in-home consultation with Design Build Planners. There is also a proprietary profile checklist that homeowners fill out that depicts their lifestyle and room usage. After compiling this information, Design Build Planners incorporates their construction knowledge and design creativity for the space with a focus on the budget and overall investment.
