The Somerset, New Jersey homeowners really wanted a wanted to make widespread changes to their home. The project consisted of changes to the living room, dining room, mudroom, kitchen, rear bedroom, master suite, hall bedroom, and exterior.  They hired Design Build Planners to create their home remodeling project. To the right is a dollhouse overview of the project.

Living Room

• Remove carpet and install prefinished hardwood flooring
• Close off existing entry and shift the front door into the living room
• Build two coat closets with sliding doors
• Open the wall to the kitchen and dining room (flush header, center support with columns)
• Add built ins and wall mounted TV on the garage wall
• Add lights per plan
• New base trim, window trim, and door trim as needed
• Paint

Dining Room

• Remove the wall to the kitchen
• Install knee walls with glass storage cabinets
• Remove rear wall to the mud room (flush header with knee wall and column support)
• Remove carpet and install prefinished hardwood flooring
• Add lighting per plan
• New base trim and door trim as needed
• Paint

Mudroom

• Add additional space to connect the garage to the mudroom with a door to the rear
• Open wall to the new space
• Change the stone and mantle on the fireplace (mount TV)
• Add a 9’ patio door with new structural header
• Add pet station
• Vault the ceiling
• Use approximately half of the existing rear room for the kitchen plan (raise floor in both areas)
• Add new tile floor
• New base trim, door trim, and window trim as needed
• Paint

Kitchen

• Remove the wall to the rear room (flush header)
• Vault the ceiling in the rear room area
• Replace window with fixed glass (smaller) and close in as needed
• Add new tile flooring to tie into the mud room
• Add a two-level peninsula with seating for four (sink in peninsula)
• Appliance package (stainless): 36” range top, metal island style hood, French door refrigerator, microwave drawer, dishwasher, double oven, warming drawer
• Stained cabinets (dark)
• Quartz counter top
• Stone back splash
• Lighting per plan
• New base trim and door trim as needed
• Paint

Master Suite

• Expand front bedroom over the existing front porch
• Closet in new space
• Convert middle bedroom into the master bathroom (four fixture)
• Level entry shower with bench seat, knee walls and glass surround
• Double wide niche in shower
• Shower floor, walls to ceiling with tile
• Main area floor tile, wall tile to 48”
• Close one window (in shower area)
• Private water closet
• Expanded double sink
• New twin egress window (centered front exterior wall)
• Close in existing windows
• Relocate the entry door to the bedroom and wall into the hall
• Refinish/add hardwood floor in bedroom and closet
• New base trim, window trim, and door trim as needed
• Lighting per plan
• Paint

Rear Bedroom/Hall

• Add space for a laundry room in hall (existing entry area)
• Move bedroom wall for wider hallway
• Remove carpet and refinish hardwood floors
• Paint
• Finish end of brick wall as needed and paint wall

Hall bathroom

• Replace sink with tall pantry and vanity sink
• New tile in tub area to the ceiling
• Floor and base trim tile, walls tile to 48”

Exterior

• New composite deck with vinyl rails (base finished in lattice) (larger than plan 1)
• Patch siding with new to match existing as close as possible
• Add new angled masonry landing, stairs, and metal rail at the front door. Tie into existing walk to driveway
• Add angled gable portico to the front of the home
• Add stone to the front area as drawn, under bow window, on chimney
• Paint front brick and foundation
• Paint garage door

 

The homeowners style preferences were for a timeless look and finishes. They drew their inspiration from remodeling projects featured on Houzz.com. The design options are a result of homeowners online research combined with an in-home consultation with Design Build Planners. There is also a proprietary profile checklist that homeowners fill out that depicts their lifestyle and room usage. After compiling this information, Design Build Planners incorporates their construction knowledge and design creativity for the space with a focus on the budget and overall investment.
