These Summit, New Jersey (located in Union County) homeowners are considering addition options. As a part of the Design Build Planners process, three plans are presented. These options vary in price ranges. You can read more about what the DBP team does here. Due to zoning restrictions involved with this project, the max of one side of the addition is limited to 4′. The Design Build Planners created the CAD (Computer Aided Designs). Mark of Excellence Remodeling is building and managing the project.

Listed below are the three plans, with the remodeling scope and pictures. The pictures are final computer designs created by Jason Parsons, a Certified Kitchen and Bath Remodeler.
Plan 1
- Add 4’x 17’ to front of home at living room with full basement
- Add 4’ x 13’ to front left side of living room with a crawl space
- Flush headers (as possible)
- Shed roof with corner ridge
- Hardwood flooring added in new space
- Patch in flooring at wall removal areas
- Reuse front entry and storm doors
- Build a 4’ x 20’ deck along front wall over garage
- Two sets of deck steps to access the driveway
- Two new windows
- Match and patch roofing as needed
- Match and patch siding as needed
- Shutters as drawn
Plan 2
- Add 4’ x 17’ addition to front of home over crawl space
- 4’ x 4’ landing on left side (viewed from street)
- Add new steps in front lawn leading to driveway
- Flush header (as possible)
- Shed roof
- Hardwood flooring added in new space
- Patch in flooring at wall removal area
- Reuse front entry and storm doors
- Match and patch roofing as needed
- Match and patch siding as needed
- Shutters as drawn
- No new windows
- No painting
- No detailed cleaning service
Plan 3
- Same as Plan 1 with the following differences:
- Extend 2nd floor left bedroom over the front addition (living room area approx 13’ wide)
- Gable peaked roof 2nd floor front
- Side facing shed roofs on 1st floor
- Vinyl shake siding and shutters on front wall
- Three new windows (total)
The homeowners drew their inspiration from remodeling projects featured on Houzz.com. The design options are a result of homeowners online research combined with an in-home consultation with Design Build Planners. There is also a proprietary profile checklist that homeowners fill out that depicts their lifestyle and room use. After compiling this information, Design Build Planners incorporates their construction knowledge and design creativity for the space with a focus on the budget and overall investment.
