The following are common home remodeling projects with descriptions from any full-service, professional remodeler. The anticipated, complete investment amounts are displayed.The calculation for these amounts are from a culmination of actual New Jersey projects built by DBP Preferred Remodelers, information offered in Remodeling Magazine’s annual Cost vs. Value report, and various estimating software programs.
All projects are ultimately customized to accommodate the individual family, home, style, needs, wants, neighborhood, and budget. Changes in scope and/or size will impact the investment range. It is also important to note that the Design Build Pros can custom-design a project for almost any budget.

The investments listed below are predicated on the following being included:

  • Professional project management and coordination
  • Registered and insured remodeler or general contractor
  • Specialized trade craftspeople for specific project phases
  • Licensed professionals for electrical and plumbing work
  • Work performed with all the required permits in place

Projects constructed and/or managed in alternate ways can have lower investment commensurate with sweat equity, DIY, project duration, and certain inherent risks applied.

Finish 500 square feet of the lower level of a house to create an entertaining area; construct 48 linear feet of finished partition to enclose mechanical area and create closet storage. Walls and ceilings are painted drywall throughout; exterior walls are insulated; painted trim throughout. Include five six-panel factory-painted hardboard doors with passage locksets. Electrical wiring to code.Main room: Include 8 recessed ceiling light fixtures and Berber carpeting.

Include energy-efficient wall oven, cooktop, ventilation system, built-in microwave, dishwasher, garbage disposal, and custom lighting. Standard trim package. In a style appropriate to the existing house, add a 16-by-25-foot room on a crawlspace foundation with vinyl siding and fiberglass shingle roof. Include drywall interior with fiberglass insulation, pre-finished hardwood floor, and 180 square feet of glazing including windows, atrium-style exterior doors, and two operable skylights. Tie into existing HVAC. Add electrical system to code, including 12 recessed ceiling lights.

Build a shed patio portico 14’ projection from the house and 36’ across with clipped corners from architect’s plans. Five 8’ high square structural columns set on concrete pier footings; outdoor porcelain tile over a Ditra underlayment on a concrete slab, composite board-batten ceiling, rubberized membrane roof for low pitch with flashing at house wall; center ceiling light fixture, three wall fixtures, 6 recessed lights with 2 interior wall switches and 1 dimmer.
Quality Scale: BASIC Project: Wood Deck Investment: $12,886
Add a 16-by-20-foot deck using pressure-treated joists supported by 4×4 posts anchored to concrete piers from architect’s plans. Install pressure-treated deck boards in a simple linear pattern. Include stairs, assuming three steps to grade, with a 3’ x 4’ concrete pad at bottom. Provide a complete railing system using pressure-treated wood posts, railings, and balusters.

At one corner, add a second, 10-foot-diameter six-sided platform one step down from the main deck. Include stairs on the smaller deck, assuming three steps to grade. Install composite deck material in a simple linear pattern. Trim the perimeter joists and wrap the 4×4 posts with composite materials to match the decking. Using the same decking material, include a built-in bench and planter along one 16-foot side. On the remaining perimeter, provide a railing system using composite material of contrasting or complementary colors that includes decorative balusters, post caps, and lighting. Railing and trim should provide for overall curb appeal to the outdoor living space by integrating the deck with the home’s color and architecture, creating a custom look.

Add a 420 square foot patio using bluestone set in a concrete base with a drainage system. Build 120 square feet perimeter stacking stone walls with bluestone tops at 2’ high and 5 columns at 4’ high with bluestone and light fixtures on top.
